Personal loan
Compare APR, net proceeds and total repayment against the amount you actually need after confirmed insurance proceeds and cash.
Protecting your home
A roof quote is only useful when you know what it includes. Separate confirmed insurance proceeds, your own cash and borrowing before committing to the replacement.

Start with the scope
Tear-off can reveal work that was not in the initial scope. Ask for the price and approval process for additional decking or other repairs, and keep the financing decision tied to a written contract.
List tear-off, materials, underlayment, flashing, ventilation, labor and disposal.
Request unit prices or a written method for approving additional decking and related work.
Confirm permits, cleanup, inspections and the written payment schedule.
The complete purchase cost
There is no single price that represents every scope, location and seller. Build your financing budget from written, itemized quotes. The payment examples below are hypothetical borrowing amounts, not estimates of what this purchase should cost.
| Budget item | What to confirm |
|---|---|
| Roof scope | Specify roof area, material, tear-off layers, flashing, ventilation and warranty. |
| Hidden damage | Ask how decking or structural repairs are priced if discovered after tear-off. |
| Access and cleanup | Include equipment access, debris disposal, permits and site protection. |
| Insurance and cash | Keep the deductible and any disputed or delayed insurance reimbursement separate from confirmed funding. |
Compare repair and replacement scopes before borrowing. If an insurance claim is involved, use the insurer’s confirmed settlement and payment timing rather than an assumed future check.
Prepare before applying
Providers set their own credit and eligibility requirements. Ask about credit history, income, existing obligations, state availability and eligible purchase uses. Checking options may involve a soft inquiry, but a later application or acceptance can involve a hard inquiry; confirm both stages.
A contractor’s willingness to schedule the work is separate from loan approval. If an offer requires home equity, compare the home-secured obligation and closing process with an unsecured installment loan. No guide or calculator here predicts approval.
Get the same information for each written offer: amount financed, cash available after deducted fees, payment amount and frequency, total scheduled payments, all separate fees, collateral and early-payoff terms.
Compare APR as well as the interest rate, and verify whether fees are deducted from the proceeds. Ask whether a promotion is true 0% interest or deferred interest, and what happens if a balance remains at the deadline.
A worked financing example
Replacing a roof after obtaining an itemized contractor quote? To see the tradeoff, assume you borrow $20,000.00 at a fixed 12% annual interest rate, with no fees and equal monthly payments.
| Term | Monthly payment | Total repayment | Total interest |
|---|---|---|---|
| 3 years | $664.29 | $23,914.30 | $3,914.30 |
| 5 years | $444.89 | $26,693.34 | $6,693.34 |
| 7 years | $353.05 | $29,656.59 | $9,656.59 |
Original calculations by The Loan Yard. Payments are rounded for display; totals use unrounded payments. These are not lender offers, market rates, typical project prices or an approval estimate. The example excludes fees and does not model leases, balloon payments, variable rates or seasonal schedules.
A longer term reduces the monthly payment in this example but increases total interest. Try your actual written terms in the payment estimator.
03 / The numbers
Try a loan amount, interest rate and repayment term. Then look at total repayment—not just the monthly number.
Illustrative fixed-rate installment loan. These inputs are examples, not advertised loan terms. The interest rate is not the APR, which can include fees.
Assumes the fee is deducted from the original loan amount, not added to principal. Excludes other charges. Actual repayment depends on the lender's terms. Values stay in this page; no credit information is requested.
Before you borrow
Common questions
A lender may permit a loan for the portion you need to pay, including a gap after insurance proceeds. Confirm eligible use and calculate your borrowing need from written figures.
You can research options, but ask how scope changes affect the contract and financing. A larger approved limit is not a reason to borrow more than the project needs.
An unsecured personal loan does not rely on home equity. Home equity loans and HELOCs do. Contractor programs may offer different structures, so check their collateral terms.
